1. About HomeAway UK

HomeAway UK is part of the VRBO family of brands. We connect property owners with guests seeking vacation rentals. Our role is to provide the booking platform, not to own or manage properties.

2. Eligibility

You must be at least 18 years old and have the legal authority to enter into binding contracts to use HomeAway UK. By using the platform, you represent and warrant that you meet these requirements.

3. Use of the Platform

You agree to:

• Use the platform only for lawful purposes.

• Provide accurate, current, and complete information.

• Not use the platform to transmit harmful or unlawful content.

• Not attempt to interfere with the operation or security of the platform.

4. Booking and Payments

When you book a property, you enter into a rental agreement with the property owner. HomeAway UK facilitates the booking and payment process but is not a party to the rental contract. Prices, fees, and payment terms are provided at the time of booking. Secure payment is processed through our trusted payment partners.

5. Cancellations and Refunds

Each property may have its own cancellation policy, which will be displayed at the time of booking. Please review and understand these terms before confirming your reservation. Refund eligibility depends on the host’s stated policy.

6. User Accounts

You may create a personal account to manage bookings. You are responsible for maintaining the confidentiality of your login credentials and for any activity under your account. Notify us immediately if you suspect unauthorized use.

7. Content Submitted by Users

You may submit reviews, feedback, and other content. By doing so, you grant HomeAway UK a non-exclusive, royalty-free license to use, display, and distribute such content. We reserve the right to remove any content that violates our guidelines or applicable law.

8. Property Listings

Property owners are responsible for:

• The accuracy of property descriptions, photos, pricing, and availability.

• Ensuring their property complies with applicable laws and safety standards.

• Honouring confirmed bookings.

HomeAway UK does not guarantee the accuracy of listings, but we provide tools and systems to foster trust and transparency.

9. Limitation of Liability

HomeAway UK acts solely as an intermediary. We are not responsible for:

• The condition of listed properties.

• Actions of property owners or guests.

• Losses arising from property defects, cancellations, or disputes.

To the fullest extent permitted by law, our total liability is limited to the booking fees paid through our platform.

10. Indemnity

You agree to indemnify and hold harmless HomeAway UK, its affiliates, employees, and partners from any claims, damages, or losses arising from your use of the platform or violation of these Terms.

11. Intellectual Property

All content on the platform (logos, text, design, software, etc.) is the property of HomeAway UK or its licensors and is protected by applicable copyright and trademark laws.

12. Modifications

We reserve the right to update these Terms at any time. Continued use of the platform after changes means you accept the revised Terms. The most current version will always be posted on our website.

13. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
